Kennedy Park, a major urban regeneration project in Luxembourg’s leading business district

Developed by BPI Real Estate, Kennedy Park transforms the former historic headquarters of BGL BNP Paribas into an open, mixed-use and sustainable urban district, designed to remain lively and welcoming seven days a week, beyond office hours.

Spanning more than 3 hectares, Kennedy Park brings together offices, residential uses (apartments, co-living and a hotel), leisure, retail and services, all structured around a 1.6-hectare public park fully open to the city.
Previously inaccessible, this central green space becomes the heart of the district, creating a strong connection between architecture, landscape and everyday life.

By 2028, the district will be home to approximately 830 residents and more than 4,000 employees. Leading international firms such as KPMG Luxembourg and Linklaters have already chosen Kennedy Park for their future headquarters, confirming the project’s strategic positioning.

An architectural signature resulting from a European competition

To ensure the highest architectural, urban and landscape standards, BPI Real Estate organised a private, paid European design competition in 2024, bringing together 17 international teams, 5 finalists and 2 winning teams, selected on the basis of public interest, urban quality and sustainability criteria, systematically combining international expertise with local Luxembourg know‑how.

The buildings are designed by Schmidt Hammer Lassen Architects and Assar Architects, as well as A2M and Moreno Architecture & Associés, while the landscape concept is developed by Landskab, with Green Surf, ensuring an integrated approach and “prime” standards at every scale of the project.

A sustainable, sober and circular development

Kennedy Park is fully "future-ready”, with environmental criteria guiding every decision.

With a focus on sobriety, 48,800 sqm of existing infrastructure are being retained and will be reused, including, in particular, the underground parking facilities. Some 87,500 tonnes of construction materials have been carefully inventoried and are being sorted for reuse, recycling or recovery. For example, more than 12,000 sqm of raised floor slabs are being put back on the market. Because materials are a valuable resource, the deconstruction launched at the end of 2025 is approached as a lever for circularity.

The project incorporates the best practices of the CFE Group, both in terms of real estate development and construction techniques. The office buildings rely on optimized hybrid timber structures and high-performance construction solutions, making it possible to achieve a reduction of around 30% in embodied carbon compared to a standard office building.
