LUX - Structural works for ROOTS begin in Belval

Construction of the ROOTS real estate complex has begun, at the heart of Central Square, the final district completing 20 years of transformation in Belval. By 2027, ROOTS will host around 100 apartments, along with offices and retail spaces, covering more than 20,000 m² in total.

Exactly 20 years after the inauguration of the Rockhal, which marked the beginning of Belval’s transformation, Lot 41 of Central Square, the centerpiece of the new district, is becoming a reality. Named ROOTS in reference to its timber structure and low-carbon design, the project obtained ‘Green Loan’ financing in recognition of its outstanding environmental features.

The project reaches a new milestone

After the earthworks and foundations (consisting of more than 260 piles driven up to 13.5 meters deep), structural works are now beginning. To make this possible, the first crane was installed on Thursday, September 25th, and the second will be erected on October 9th, as a nod to Home Expo, which opens the same day in Kirchberg.

The two basement levels, which will house 250 parking spaces, along with the ground floor base, are built in concrete, while the six above-ground levels rely on a timber structure. The structural works will continue until mid-2026, with delivery scheduled from summer 2027 onwards.

Construction has been entrusted to CLE, which is celebrating its 55th anniversary this year and is recognized as one of the pioneers in timber construction.

A ‘Green Loan’ as another step toward sustainability

In addition to its environmental certifications (LCBI Excellence achieved, WELL Building Standard Gold and BREEAM Excellent targeted), ROOTS provides further proof of its sustainability by being financed through a certified ‘Green Loan’.

Banking partner KBC Bank, which is financing the construction of ROOTS, has granted a loan specifically aimed at supporting projects with a positive environmental impact. To achieve this, the project designers demonstrated that ROOTS complies with the criteria for environmentally sustainable economic activities, as set out in the European taxonomy. This financing is in line with the environmental policies of both developers, BPI Real Estate and Unibra Real Estate, who are continuously strengthening their commitments.

Responsible timber and low-carbon construction

Indeed, the ROOTS complex is designed to minimize its environmental footprint and carbon impact, while ensuring optimal comfort for its occupants.

The development team has streamlined the use of materials and consistently prioritized the lowest-carbon options at every stage of the project. ROOTS promises an exceptional living environment, notably by bringing nature back to the heart of the city: landscaped garden, community vegetable garden, playground… Amenities that enhance quality of life and have already proven convincing.

Already 45% of the 102 apartments have been sold, and sales are continuing actively. The ROOTS residential offering, ranging from studios to 3-bedroom duplex, will be showcased at the National Housing Week from October 9th to 12th at the BPI stand in Luxexpo.

The project stakeholders

Jointly developed by BPI Real Estate Luxembourg and Unibra Real Estate, ROOTS continues their partnership, which has already resulted in Gravity, a 25,000 m² mixed-use complex delivered in spring 2023 in the center of Differdange.
