BPI Real Estate Poland acquires 9,860 sqm prime office building of 20 storeys in central Warsaw for residential reconversion

Brussels, 28 October 2025 - BPI Real Estate Poland, together with its long-term JV partner, has successfully completed the acquisition of a property at 1a Moniuszki Street in Warsaw. The transaction was concluded with CPI Property Group. The 20-storey office building, offering 9,860 sqm of gross leasable area (GLA), benefits from a strategic location in the very heart of Warsaw. Currently, most of the office space is leased and for now the building will continue to serve its existing function, but a long-term plan is to transform it into residential use through a sustainable reconversion strategy.

“This is an exceptionally attractive investment opportunity in Warsaw’s dynamic real estate market. Acquiring a property with such potential fits perfectly with our long-term strategy of selecting prime sites in Poland’s key urban centres. This deal once again demonstrates the agility of BPI and the strength of our team, capable of executing complex transactions swiftly and with professionalism,” said Béranger Dumont, General Manager, BPI Real Estate Poland.

“Embarking on our first office-to-residential conversion is a bold and exciting step that fully reflects our commitment to sustainable urban development. As a responsible developer, we embrace our societal duty to transform the city while preserving its resources. We believe it is our role to tackle urban and design challenges in order to reduce our environmental footprint and limit the impact on ecosystems. Creating new value from existing assets is our way of reimagining the city for future generations.” added Jacques Lefèvre, CEO of BPI Real Estate

The acquisition was made as part of a joint venture between BPI Real Estate Poland and its long-standing investment partner, reflecting both companies’ shared commitment to selecting premium urban location. The partnership has already delivered successful projects, including the Chmielna Duo development in Warsaw.

Situated between Moniuszki, Sienkiewicza and Jasna Streets, the building boasts an excellent location – just a four-minute walk from the Świętokrzyska metro station, slightly over one kilometre from the Central Railway Station, and within close proximity to both the Old Town and Plac Powstańców Warszawy. At present, the office property is almost fully leased and will continue to serve its current purpose. However, the new owners’ long-term plan is to ultimately undertake its sustainable reconversion into residential use.
