Building on BPI Real Estate’s strong track record of delivering successful projects that attract high-quality occupants, BPI Real Estate and Immobel - joint venture partners in the redevelopment of the Brouck’R site in central Brussels - have sold 4,500 m² of office and retail space to the Nationale Loterij/Loterie Nationale.
Thanks to this agreement, all office spaces and retail units located in the National Lottery buildings have now been sold, marking a key milestone in the commercialisation of this flagship mixed-use project.
“We are very proud to be part of the revival of this iconic location. We love this city and upgrading these kinds of spaces to exceptional energy performance and occupant wellbeing is a work of passion for our team. This transaction highlights BPI Real Estate’s strength as a forward-thinking developer that delivers sustainable, high-quality real estate in prime locations. With Brouck’R setting a new standard in design and energy performance, we reaffirm our strategic focus on converting existing sites into future-proof spaces that meet the evolving needs of cities and investors alike.” says Jacques Lefèvre, CEO of BPI Real Estate.
With its symbolic location at De Brouckèreplein/Place de Brouckère and its rich architectural heritage, the Brouck'R project enjoys exceptional visibility and character. The historic front façade will be fully restored to its original design, while the rear façade will feature six accessible terraces across multiple floors, totaling 223 m² of outdoor space.
Sustainability and circularity remain central to the project’s vision: 70% of the structure has been preserved, resulting in significant CO₂ savings, and the project aims to be certified BREEAM Excellent. Located within the car-free zone of De Brouckèreplein/Place de Brouckère and with no parking space of its own, the project offers excellent access via public transport, on foot, and by bicycle, supported by extensive cycle parking facilities and nearby public car parks.
Completion of the new headquarters is expected in 2026.
